New cities have been the big talk of the real estate industry during the past few years and we don’t expect the spotlights to change focus or direction in 2022 especially with operations in major cities ought to take place. One of the major cities making headlines is Galala City in Ain El Sokhna, and in the local scene when you think Galala, one prominent project comes to mind and that is: Tatweer Misr’s flagship project, IL Monte Galala.
Situated at an altitude more than 200 meters above sea level, the 525 acres (nearly 2.5 million square meters) of IL Monte Galala is a graceful definition of luxury living at its best and world-class address. The whole project has been engraved in the glorious Galala Mountains and is only 45 minutes from the New Administrative Capital and close to the Suez Canal axis as well as the center of the city of Galala.
Home to ten thousand housing and hotel units that range in size from 73 to 500 square meters with EGP 18 billion worth of investments, Dr. Ahmed Shalaby, President & CEO of Tatweer Misr has confirmed that the company has pumped approximately EGP 6 billion ever since the beginning of construction works back in April 2016.
The company has also delivered 700 residential units in 2021, and aims to deliver about 1,500 units in 2022, bringing the total to 2,200 units either ready for delivery or already delivered. With 51% of implementation phase complete, the first phase includes approximately 4000 units in various stages of implementation.
Tatweer Misr fosters a philosophy that aims at collaboration and integrity through all stages of development and an integrated practice that brings together experts in every field. The company works to deliver iconic structures that set the benchmark in the industry abiding by a set of principles that guide their vision and journey towards success: creating sustainable, smart and happy communities.
Brought to the real estate market by Tatweer Misr, IL Monte Galala easily checks off all the company’s guiding principles.
Sustainable solutions lie at the heart of Tatweer Misr’s design and planning of all its projects. In terms of design, IL Monte Galala’s location and topography were taken into account by carving the entire project in the mountains. Key attributes of the project’s sustainable infrastructure appear in the establishment of a sewage water treatment plant using triple biological treatment technology to produce high-quality water suitable for irrigating green areas with a total investment of EGP 45 million, and a seawater desalination plant.
As part of Il Monte Galala’s sustainable solutions, the project provisions a sustainable mobility solutions network, with total investments of EGP 300 million, helping owners and guests easily move around employing various means of transportation without having to use a car.
In light of its smart communities principle, Tatweer Misr invested EGP 2 billion in the project’s smart solutions like, smart waste collection services, smart lighting poles that operate by a remote sensing system through a strategic partnership with Huawei Technologies Egypt to provide sustainable and smart city solutions starting from Analytics Technologies, Video Management Systems (VMS), Switching, to entire Data Centers.
Tatweer Misr founds its projects on a concept of happy communities tackling the five senses of its residents in site furniture, lighting, art, landmark, and many more; in addition to catering for a sense of technology – internet of things.
IL Monte Galala has been successful in achieving a balanced equation of both technology and aesthetics being in complete harmony, with comfort and nature at the center of its developments. The aesthetics aspect features a 1,350-meter-long beachfront with a total investment of EGP 1.1 billion and presents the world's first Crystal Lagoon built entirely on the mountain stretching over a total area of 40,000 square meters with total investments exceeding EGP 250 million.
For an extra sense of leisure and adventure, the project includes a “Base Camp” which is a mountain climbing resort that was established and managed by the famous mountain climber and adventurer Omar Samra and has been operating for nearly two years.
The beauty of IL Monte Galala’s project draws on the architecture that greets the Red Sea’s tranquil views and takes inspiration from its surrounding environment and nature.
